How do I pay my rent?

You can pay your rent online through our resident portal or you can find a location to pay in person. For more information read our page on how to pay rent.

Can I provide my own house?

Yes! We provide both empty lots and lots with manufactured homes.

Will you check my criminal background?

Yes. If you have a criminal record involving violence, gang activity, weapons, sex crimes, terrorism etc., your application will not be accepted.

What do you look for during the application process?

We operate in compliance with Fair Housing Guidelines. After receiving your application, we look at each of the following

  • Criminal Record: violent criminals and sex offenders will not be accepted
  • Previous Evictions
  • Rental History

Pet and Animal Policies

We LOVE our pets and animals!!! We require EVERYONE to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. After you submit your application you will be emailed a link to our community’s PetScreening Link and select the profile that applies to you. For your Household Pet to be approved it must be at least 1 year of age and weigh no more than 50 pounds.

Household Pet Breed and Hybrid Breed Restrictions: Dalmation, Presa Canario, Chow Chow, Bull Terrier, Wolf-Dog Hybrid, Doberman Pinchers, Alaskan Malamute, Huskies, German Shepard, Rottweiler, Pitt Bull, and Great Dane.

PETSCREENING

Household Pet Profile:

  •  Single Pet Profile  = $20
  • Additional Pet(s) = $15/pet
  • Renewal (annually, prior to expiration) = $10/pet

Assistance Animal: Residents with assistance animals submit reasonable accommodation requests through PetScreening’s HIPPA compliant servers. The requests go through a comprehensive legal review process that adheres to HUD AND FHAct guidelines and PetScreening’s legal review team provides us their determination when the review is complete. For residents with assistance animals or  there is no charge ($0) to  make an Assistance Animal Accommodation Request or to create a Animal profile.

NO Pet/Animal:    Residents without pets/animals complete a brief online questionnaire to formally acknowledge that unauthorized pets are not allowed on the premises.

In return residents receive a 12-month license to their digital pet profile which can be shared with groomers, pet sitters, hotels, and more.

Do you require a security deposit?

After your application is approved you must make your Non-Refundable Move in Fee of $200 and Refundable Security Deposit of $700 in order to reserve the home.

As a resident renting a home, what are my responsibilities

It is important to read the lease thoroughly and ask questions about anything that you may not understand. In general, tenants are responsible for:

  • All utilities, exclusive of those provided in the lease
  • Cleanliness and safety of the leased premises, lot, and surrounding area
  • Lawn care, unless otherwise provided
  • Minor upkeep, including but not limited to replacing light bulbs and filters, and keeping drains clear
  • Changing the smoke detector/carbon monoxide detector batteries during tenancy (these are new when you move in)
  • Proper disposal or trash
  • Compliance with all community rules and regulations
  • Security of keys
  • Consideration for your neighbors
  • Following the terms of your lease

What happens if I fail to report a maintenance problem in my rented mobile home?

We will be requited to charge you for any service that could have been avoided by proper maintenance on your part.

How can I submit a non-emergency maintenance request?

  1. Log on to your tenant login account and submit your request
  2. Call your property manager and submit a request

Do you charge an application fee?

Applications fees are property specific

After I am approved, what will I have to pay?

In addition to your move in fee and Security Deposit you will be required to pay the full first months rent. If you are NOT moving in on the 1st of the month, your second months rent will be pro-rated.

For example, if the rent is $500 a month and you will move in on April 15th you would pay:

  • On April 15th you will owe $500+move in fee and Security Deposit
  • On May 1st, you will owe $250.

How quickly can I move in after my application is approved?

If the mobile home and or lot is vacant and no major repairs are necessary, we will typically be able to move you in in just a few short days.

When is my Rent Due?

Rent is due on the 1st of the month. We offer a GRACE PERIOD from the 1st until  5p.m. on 5th day of the month. At 5p.m. on the 5th day of the month the tenant will be charged a late fee for all unpaid rent. Beginning on the 6th day of the month an additional $2 daily late fee will be applied to any unpaid rent. If all late fees and rent due is not paid by 5p.m. on 10th day of the month, eviction will be posted and the Tenant will, in addition to what is due, be responsible for the Eviction filing fees  and the cost of the writ if necessary.

How will I sign my lease?

Simply click on the tenant login button. Enter your username and password. From there you sign your lease. Once completed, a copy will be emailed to you with a copy for your records.

How do I view my charges and meter readings

Log in to your account to review your current balance. You can also view your open charges and the meter readings.

Am I responsible for the utilities?

Unless provided for in the lease, the resident is responsible for placing all utilities in their name and paying utility bills for services to the premises. At the termination of the lease, the resident is responsible for having all utility services disconnected. Please see the Utilities section of our website for utility contact information.

What is your walk-through policy?

All applicants must do a walk-through of the home/unit/lot that they are interested in leasing prior to taking possession. The home/unit/lot is available on an “as is” basis, except in cases where approved repairs are agreed upon but have not yet been made.
